Re: PG24.4 - 39 Newcastle Street - Official Plan and Zoning By-law Amendment Application –Refusal Report

Dear Members,

I'm writing to request you support the Acting Chief Planner and Executive Director, City Planning, in refusing the application for Official Plan and Zoning By-law Amendment at 39 Newcastle Street.

In recognition of the potential in the Mimico-Judson neighbourhood—situated adjacent to Mimico GO station—I initiated a Secondary Plan and Urban Design Guidelines to inform responsible development of the area. The plan responds to the desire to revitalize the area, while providing direction on built form and layout. The development of the aforementioned guidelines involved significant community consultation, including participation from local residents' groups and associations.

This proposed development is not in keeping with the Mimico-Judson Secondary Plan and Urban Design Guidelines, and it contravenes a number of policies cited within the City's Official Plan.

My community does not support this application, and neither do I. As such, I respectfully request you refuse this application.
